What is a 1031 Exchange?
A 1031 Exchange is a swapping of one real estate investment property for another investment property (a “like-kind” exchange). This tax saving real estate investing technique allows investors to defer (or hold off) paying capital gains taxes. It is called a 1031 Exchange because that is the name of the section in the IRS Code Section 1031. In this episode you will hear Exeter, Flight and Carswell discuss the basics of using a 1031 exchange as a savvy tax saving strategy. You will also learn that 1031 Exchanges have very specific rules in order to comply with the tax code so it is best to have an experienced 1031 Exchange Facilitator. In this podcast we will review the basics of 1031 exchanges, along with some of the rules, special tips and go through some examples of how a 1031 exchange works.

3 Key Points:
- 1031 Exchanges preserve wealth for investors by applying tax savings to real estate deals and making the properties tax-efficient.
- Many multifamily real estate investors get tired of the management hassles and sell their apartment buildings to trade into Net Lease/Triple Net properties. In fact, one of the major driving forces in the Triple Net market is former multifamily investors trading into less management intensive Net Lease properties.
- A 1031 Exchange must be a “like kind” exchange of investment property for investment property. An investor cannot trade into a vacation home for themselves, it must be investment property.
