What is a 1031 Exchange?
A 1031 Exchange is a swapping of one real estate investment property for another investment property (a “like-kind” exchange). This tax saving real estate investing technique allows investors to defer (or hold off) paying capital gains taxes. It is called a 1031 Exchange because that is the name of the section in the IRS Code Section 1031.
